We invest in the real estate people depend on: where they live, where they age, and where the goods they rely on are moved and stored.

Red Willow is a real estate investment firm focused on sectors with durable, needs-based demand. We concentrate our capital in three property types where we believe deep specialization produces better underwriting, better operations and better outcomes.

We act as a direct principal. Our team sources, underwrites, closes and manages each investment, giving sellers and brokers a single, accountable counterparty and giving our investors full alignment from acquisition through exit.

Investment Philosophy

Two strategies. One standard of discipline.

I.

Stabilized

High-occupancy assets with established operating histories, in markets with sound fundamentals. We target dependable current income and capital preservation, with returns driven by in-place cash flow rather than speculation.

II.

Value-Add

Well-located assets where returns can be created through capital improvements, operational repositioning, lease-up or improved management. We pursue opportunities where the business plan is clear and the path to stabilization is measurable.

Underwrite to the downside

We size every investment against conservative assumptions and favor structures that protect capital first.
